The purpose of a seller's disclosure is to make sure everyone is disclosing what you need to disclose about the house. The seller's disclosure is so important, if you're a seller and you've never occupied the property, you're not going to fill one of those out, you're going to fill out a disclosure that says that you have never lived there. Though, if you
have lived in that house, it is your obligation to disclose everything about that building- whether water has come in from outside by things like a flood or rain, or the ground holds water if the A/C keeps breaking, and you have to disclose all of that.
