What is preventing your home from selling? It's been sitting on the market for 90 days, what the heck?
Well, one - as we talked about, the market has definitely slowed down. That is a problem right now in our market, so don't have your expectations too high. So, it might not be your price. It might be other factors, right?
So, what if your fence is falling down, and people are like, "Oh, I don't want to repair a fence." Dude, go repair your own fence! Get it up and running, right?
What if the yard needs to be cut? What if the pool is green? What if the carpet is green? Yikes! These are things that buyers are looking at. Buyers are becoming extremely picky in today's market, so your house needs to be perfect when it hits the market.
I know that sounds harsh, but it's just a reality of where we live. The competition's higher, listings are going for less and less every time. I just had a house that listed for $400,000, and next week we're going to close it at $300,000. That's a $100,000 hit, mostly because the seller went to overprice the house, and it wasn't up to date. So, I was able to sell it finally after putting paint and carpet into the whole house and getting it up and running. It's crazy, but that's the market that we live in right now. So, there's a large amount of things that might be preventing your house from selling. Take a look, bring in friends that are not active in the market, and see what they think about your house because there will always be things that you need to be told that you need to take a look at.
