Woohoo! It's closing day and it's time to do your walkthrough, what does that even mean though? A walkthrough is that final time where you get to go through the house and actually look at it, let me tell you I've had some crazy walkthroughs, so let's first talk about what you need to look at. So it's simply a 5 minute walkthrough to make sure that what is in the contract is actually in the house, so like that they haven't torn out the light fixtures, they haven't torn out blinds, they haven't torn out ceiling fans, you want to make sure that all that stuff is in the house but you also want to make sure the house is in good condition.
The worst one I've probably ever had is we walked into a house for the final walkthrough and it had flooded, their hose line to their toilet bursted and the entire house was flooded, we had to call off the closing right? We can't close on a flooded house, and who's insurance even pays for all of that damage, right? So we want to make sure that the house is in the exact condition that the contract says it is. This is not where you measure to see if your couch will fit, this is an in and out five minute process right before closing to make sure the house is exactly what the doctor ordered.
