"I need to get rid of my house", "maybe I should keep it", "I need to put a tenant in it", "I don't know, I don't know" Guys, I hear this all the time "Should I keep the house or should I sell the house?" Well there's a couple things to consider on both sides of the can, because as an investor, your best bet is to keep that house because the market always goes up regardless even in our big dip in 2008, we're way back past where we were during that whole thing. So here's a couple things to think about, though if you're going to keep your house, remember you still have to maintain it, you have to be the landlord, you will deal with tenants which can be crazy, you are going to have to be in charge of that house. Another thing to consider is if you need the equity from that house to then purchase the next house, because a lot of times, well, most of the time where the equity comes from for the next house to be purchased is from the original house, so do you need the equity? A couple of things to consider is if it is best to keep the house and let the appreciation take its course, are you willing to pay the price that it takes to maintain that house- put a new roof on it, new A/C, and so on.
