Choosing the Right Real Estate Agent: Why It Matters and How to Decide

     So, you’ve decided it’s time to buy a house. Congratulations! But if you’re like most people, one big question is probably looming: “Who do I turn to for help?” It might be tempting to just pick an agent from an online search or go with someone a friend recommended, but I’ll tell you upfront — choosing the right real estate agent can make a huge difference in your experience and outcome.


     Not all agents are created equal, and not every agent will be the right fit for you. Here are some crucial things to consider to make sure you’re in the best possible hands.


Not All Agents Have the Same Level of Experience

     Real estate agents come with varying levels of experience, and it’s essential to know what you’re getting. Some agents work part-time or only close a handful of deals each year. Then there are those of us who handle a high volume of transactions, like myself, completing around 100 deals a year. That level of experience means I’ve encountered countless situations and challenges, and I know how to handle them efficiently.


     Why does this matter to you? The more deals an agent completes, the more expertise they bring to the table. High-volume agents are often better equipped to negotiate deals, spot potential red flags, and move quickly when time is of the essence. An experienced agent can mean the difference between securing your dream home and missing out.


Local Knowledge is Key

     A good real estate agent isn’t just about sales numbers; they need to know the area. When you’re looking for a home, it’s vital that your agent understands the neighborhoods, market trends, schools, and local amenities. This is why I emphasize working with someone who knows your target area well.

 One way to check this is by asking questions like:


  • “How many years have you worked in this area?”
  • “What neighborhoods do you specialize in?”


     For example, if an agent claims to cover a vast stretch of land, like from Mims to Sebastian (a 70-mile range!), I would question their depth of knowledge in each individual neighborhood. How can one agent possibly be an expert across so many different areas? It’s unlikely, and a more focused, local agent might be a better fit.


     Why does this matter to you? When your agent has local expertise, they can better assess home values, point out hidden gems, and steer you clear of problematic properties. They’ll know if a neighborhood is up-and-coming, if there are plans for new developments, or if a certain area’s home values are on the rise.


Don’t Be Afraid to Ask Questions

     When it comes to choosing an agent, asking questions is not only encouraged but essential. Real estate is a significant investment, and you want to feel confident that your agent is genuinely qualified to meet your needs. Here are a few key questions to ask:


  • “How many deals do you close each year?”
  • “How well do you know this neighborhood?”
  • “What is your process for finding the right property?”


     The answers to these questions will tell you a lot about the agent’s commitment, expertise, and ability to deliver. Remember, a knowledgeable agent should be open to these questions and happy to discuss their experience.


     Why does this matter to you? Transparency builds trust. By asking questions, you gain insights into the agent’s track record and approach, helping you make an informed decision.

     Buying a home is a major milestone, and the right real estate agent can make the process smoother, more enjoyable, and more successful. Take the time to vet potential agents — ask questions, check their local knowledge, and consider their level of experience. The right agent is someone who not only knows the area and the market but is also dedicated to helping you make the best decision.


     Remember, you deserve an agent who is there to support and guide you through every step of this journey. So, don’t settle — make sure you’re working with someone who will be a true partner in your home-buying process.
