I know this is a crazy topic to talk about, but let's say you want to sell your house and you are in love with your refrigerator, but you now know that you can easily lose it when you sell your home- let's talk about that! Basically what needs to happen is if you really want to take your refrigerator with you and you've done all the economics of leaving it versus taking it- having to move a fridge isn't a big deal, you just have to make sure you exclude it from the contract which means that when it comes to page one, I think it's line five, you have to say that the refrigerator is excluded. Otherwise when you sign that contract, all your appliances that you didn't specify whether or not you are taking them have to stay at the home, not forgetting anything that is attached to the wall, anything mounted to the wall has to stay now (anything that is not decorations). Let's even say for instance that you have a TV mount on the wall, it has to stay- if you have curtains you better hope they are down before showing that house to anyone if you want to take them with you! If you are in love with your fridge it better be on the contract and is excluded from the purchase of the house- now honest to goodness I had a customer who after the contract was down- decided to take all the appliances out of the house and sell them! You can't do that, it is in the contract, so the poor seller had to go back out and purchase those appliances and put them back into the house, listen- there is a lot of ins and outs when you sell or buy a house, that's why you need a professional on your side (that would be me!)
