Alright guys, I get this question all the time- "Edna, why is my square footage off in the tax records?" Well let me tell you, there's tons of reasons for that, one reason is that it could be maybe you just have an unpermitted back room or something along those lines, or maybe when they originally did the tax records, your square footage wasn't recorded correctly, and let me tell you that's not actually a bad thing usually! So as real estate agents, we look at the whole plot, we can look at your different square footage in your house and that's what we're going to listen to to prove that the square footage is correct, then we have to list with the tax records list and so that could hurt you, you pay on your property value based on your square footage, based on the value that the county gives you, and so if your tax rolls are wrong, is it such a bad thing? I don't know you you may pay more taxes or less taxes depending on that square footage, and if it is wrong, you can actually go to the county and get it corrected if you want to, but some of the reasons why tax rolls are wrong is because like I said someone has recorded it incorrectly at the very beginning, what really matters though is what the appraiser measures, and they are going to make absolutely sure that the square footage is 100% correct, because as I always say, it always comes down to the appraisal.
